An acknowledgment is when a signer appears before the notary and declares they signed voluntarily — the document may have been signed beforehand. A jurat requires the signer to sign the document in the notary's presence AND take an oath swearing the contents are true. Most real estate documents use acknowledgments; affidavits typically require jurats.

Yes — for in-person notarizations, you must personally appear before the notary. For remote online notarization (RON), you appear via live two-way video. We cannot notarize documents for absent signers under any circumstances.

We cannot notarize vital records (birth/death/marriage certificates issued by government agencies — request certified copies from the issuing agency directly). We also cannot notarize incomplete documents or notarize for someone who appears to lack the mental capacity to understand what they are signing.

Yes. We offer flexible scheduling including evenings and weekends to accommodate closings and signings that cannot be completed during standard business hours. An after-hours surcharge of $25 applies.
